Checked the rooftop unit #2 and found a bad disconnect switch. Replaced the disconnect switch and the 3 fuses.
Check system over 19th hole and found condenser fan motor bad. Replaced fan motor and started system and operations are good at this time
System not cooling. Check system for upstairs and found bad capacitor on condenser unit, after replacing part we started cooling and checked pressures, amp draws, temperatures, drains and system is working properly at this time also performed a plan maintenance on downstairs system and checked pressures, temperatures, drains and amp draws. Washed condensers with water. Note: recommend that capacitor on condenser for downstairs be replaced at next visit
Checked the trane furnace and found a burnt up indoor blower. The heat exchanger is bad on this furnace and the unit is very old. It is recommended that that the furnace and the indoor coil be replaced. If the motor is replaced the burnt smell will still be present.
Installed new 5 ton system. We demo existing furnace and slab coil plus demo ceiling grid to be able to get to system. And install new furnace with new evaporator coil and drain pan, pulled vacuum and charged system to 10 degree subcooling. All operations are working good. Also found run capacitor and and replaced it before we could start system
Checked the operation of the furnace. Cleaned the burner area. Checked the flame integrity , took a temperature rise on the heat exchanger. Checked for gas leaks and tested the safeties. Replaced the air filters and left extra filters on site.
Checked the unit for the back room. Checked the unit and found that it has a 18 degree split across the coils. Checked the rest of the unit and they are all working to full capacity. The space temperature is from 71 to 75 inside. Recommended that the ductwork in the back needs to have return air duct added.
Return with Mike to check the ductwork. Found multiple problems with the ductwork. A proposal will be submitted to reduct the back room and to repair the rest of the ductwork. It is recommended that the back lights be sealed or replaced.
Checked the both upstairs and downstairs units. Found the first floor unit low on refrigerant. Leak checked the system did not find a leak at this time. Added a stop leak additive and charged the unit with R22 refrigerant. Took a delta split and it si at 18 degrees. Left the unit cooling to full capacity.
Repaired the ductwork. Added a return vent to the back room and the office that was missing a return grill. Relocated the supply duct for two of the S/A grills in workroom to come directly off the plenum.
Checked the back room unit and found that the thermostat was satisfying before the back room pulls down to temperature. Relocated the thermostat to the back room to control the temperature in this area.
Checked the dehumidifier and found a bad sensor. Ordered the parts.
