Performed a plan maintenance on system Check system and clean condenser coil, check amp draws, pressures. Replaced filters and check drain lines, system has 19 degree TD and its working properly at this time. Note: checking on the wine unit we found operations are working good but found the drain line not connected properly and will need to be corrected on our next visit.

Checked the hangers for the wine unit in the basement. Removed the hangers to make room for the square A.C ductwork. The unit will be hung on a shelf type structure.

Checked the unit and found it low on charge. Leak checked the unit but did not find a leak at this time. Added a stop leak additive and charged the unit with refrigerant. Washed the condenser coils. Found that the liquid pressure is to high. Found a restriction on the liquid line dryer. It is recommended that the dryer be replaced and the system evacuated. 7/17/17 returned recovered the refrigerant, replaced the liquid line dryer. Pressure tested the system. Pulled a deep vacuum ,charge the system with virgin refrigerant. Checked the operation of the unit. The pressures and temperature are normal now. Left the unit cooling to full capacity.

Checked the two kitchen ac units. Found the units working to full capacity. With a 94 deg return and a 74 supply. The load is to large for the units. More cooling capacity needs to be added to maintain a lower temperature. Checked the exhaust fans and make up air fan. They are working. Space appears to need more cooling capacity.

Checked the operation of the rooftop package unit. Cleared the condensate drain and trap. Checked and tightened the electrical connection. Took amp readings on the fan motors and compressor. Took a temperature split across the coil. Replaced the return air filters. The unit is working to full capacity.

Checked the operation of the A.C units.Cleared the condensate drain and trap. Checked and tightened the electrical connection. Took amp readings on the fan motors and compressor. Took a temperature split across the coils. Checked the filters and found them to be clean. Washed the condenser coils. Checked the refrigerant levels found the downstairs unit #2 low on refrigerant. Leak checked the system and did not find a leak at this time.charged the unit with R22 refrigerant

System not working. Checked unit on the roof and found a bad run capacitor and wiring to compressor had melted to the point of no connection. After replacing run cap and replacing burned wiring, started system and system is now working properly with compressor pulling 18.8 amps and acceptable temperatures.

Installed Wine Guardian D088 system. Wrapped unit in foil-backed insulation to minimize sweating.

Installed 3 wifi thermostats controls. Checked the wine unit and found it low on refrigerant. Leak checked the condenser and evaporator areas. Did not find a leak at this time. The leak may be in the line set. Added a stop leak additive, charged the system with R134A refrigerant. Adjusted the control valve to maintain the correct suction pressure and set the thermostat to 55 deg. Left the unit cooling to full capacity.

A/c system not working check system on the roof and found indoor fan motor and condenser fan motor running but condenser was not. after checking voltage I found a bad capacitor and also a burned wire to a compressor, after replacing a capacitor and fix burned wire I started the system and all operations are working good with temperatures and amp draws.
